Asphalt Sealcoating
Sealcoating helps to eliminate the intrusion of water, sunlight, and chemical spills. It seals the asphalt to prevent evaporation of the liquid asphalt that binds the pavement together. This helps to prevent the asphalt from becoming brittle, cracking, and eroding.

Crack Filling
Water penetration is the largest cause of cracks in asphalt. Crack sealing will reduce the amount of water penetration by creating a barrier so water can’t seep into the base layers. Cracks that are left without sealing will allow water to erode the base materials, this causes the asphalt to shift which allows more cracks and potholes to form.

Line Striping
Over time, parking lots lines will fade under the constant exposure of the elements and traffic in the lot itself. The contrast of the black pavement against the crisp white, yellow and blue lines found on most parking lot markings make quite a statement. A freshly stripped parking lot helps maintain curb appeal of your facility and set you apart from places with old, faded striping.

FAQs
How does the weather affect my driveway/parking lot project?
Our services cannot be completed in the rain or in cold temperatures. We carefully monitor the weather through multiple resources. BlackTop Sealing Services takes responsibility for any work that is affected by the weather.
How long do I need to stay off the driveway/parking lot?
It is recommended to stay off for 48 hours. Certain commercial parking lots may have other situations that will be discussed.
Do I need to be home during service?
No. You do not need to be present for any of our services. Since your driveway is easily accessible to BlackTop Sealing, we can estimate, prepare, and seal your driveway while you are at work or on vacation.
How Should I pay for the work?
Payment is due upon completion of the job. You have several options for payment. An owner can accept a cash payment, you can leave a personal check, credit card payments, and some online types of payments. If payment is not received within 30 days, a 10% late charge will be applied to your invoice.
What are my responsibilities to prepare for the work?
Please make sure your cars are out of the garage and off the driveway by the scheduled time on the day the job is done. Please keep all pets off the driveway until dry. Any caked-on dirt, moss, or any other substance that needs to be removed with force please to so before, or you can schedule a pressure wash prior to sealing with us at an additional charge. Lose dirt and leaves that we can remove with blowers and brushes the day of service are included in the price. Lastly, make sure any sprinklers are not scheduled to come on for at least 48 hours.
How is sealcoat applied?
We utilize the latest spray system technology and brush squeegee applications for edges. Depending on the asphalt conditions, dimensions and square footage.
